Buyers have their own list of must-haves when searching for a new home, but there are certain features that can make a property more appealing. Here are some tips to give your home a seller’s edge:

Curb Appeal
The first impression is everything, and for many buyers that starts with the exterior of your home. Make sure the exterior is well maintained by mowing the lawn, trimming bushes, and freshening up your flower beds. Add a fresh coat of paint to your front door and a new welcome mat to create an inviting entrance.

Kitchen Upgrades
The kitchen is the heart of the home, so make sure yours stands out. Upscale countertops like marble and granite are popular but can be expensive. Quartz and slate are more affordable options yet still attractive. Upgrading your major appliances can also make a big difference. If your appliances are outdated, consider buying new ones before putting your home on the market. You can often purchase appliances as a package to save money.

Primary Bathroom
A chic primary bathroom is a must-have for many buyers. Buyers typically look for a bathroom with two sinks, big mirrors, a roomy shower, ample storage space, and a modern toilet. A free-standing bathtub also adds value. Updating tiles, flooring, countertops, faucets, cabinet hardware, and sinks can modernize the space. Consider hiring a professional for a bigger renovation.

Organized Closets
Buyers love roomy closets, and nothing makes closet space feel smaller than packed-in clutter. Focus on organization: Clearing out clutter will make them appear larger than they actually are, especially if you have small closets. Consider adding full-length mirrors in walk-in closets, cubicle baskets, and matching wooden or white hangers to create a cohesive, airy atmosphere.

Food Pantry
A food pantry is a convenient feature that many buyers are looking for. If your home doesn’t have a built-in pantry, create an organized pantry space. Hang wall shelving to store aesthetic food items like dried legumes and grains in pretty glass jars. You can also anchor a large free-standing cabinet securely to a kitchen wall to create an instant food pantry. A dedicated pantry space will show buyers you take care of the little details.

Lighting
Great lighting is essential to create an inviting, warm atmosphere. Old light fixtures can date your home and turn off a potential buyer, so upgrading lighting is a huge improvement and relatively inexpensive. Add modern-day fixtures like pendant lights and select ceiling fans or chandeliers to complement your home’s design style. Don’t forget to open curtains and blinds to let in as much natural light as possible.
